Brighton is a small town at the top of Big Cottonwood Canyon, and its market runs on two tracks. One track is fee-simple homes and cabins — around the Brighton Loop and in the Silver Fork, Cardiff, Evergreen, and Solitude Mountain Estates pockets — where you own the land under the building. The other track is recreation-residence cabins on U.S. Forest Service land: the cabin is privately owned, but the land under it stays federal — the owner holds it under a Forest Service permit — so those sales work differently from a normal home sale (Q4 explains what that means for a buyer). Everything that trades here is resale — there is no developer selling new product up the canyon — and the market is small and seasonal: only a handful of properties are on the market at any given time, and a single sale can change what "the market" looks like. There is no meaningful town-wide average.
