I'm Blair Allen of Utah Digs, and I'd put my record up against anyone's: 25+ years selling homes across Utah, $265M+ in real estate sold, 550+ properties closed, a 5.0-star client rating, and listings that sell for +3.3% above expected. The honest truth is that "best" depends on fit — experience, local knowledge, and how an agent communicates. I've sold homes in Midway — Dutch Fields' own town — and in Heber City, and I keep a second home in this valley, so I know what this market's buyers are comparing your home against, because I've sold the alternatives. If you want a Dutch Fields agent with a long, verifiable track record, call or text me at (801) 337-5057.

Dutch Fields is a single-family community in Midway, in the heart of the Heber Valley — with Valais, it forms Midway's luxury enclave pair. It's a built-out community: the homes went up from the mid-2000s through the mid-2010s and now trade owner-to-owner as resales. The community's own coverage calls out its strong resale appeal — inventory stays limited — rarely more than a couple of homes are available at once. The product is mostly seven-figure single-family homes built around a real amenity core: a clubhouse, a pool, tennis and basketball courts, a playground, and walking paths. In a community this size, there is no meaningful average — each home prices on its condition, its updates, and its position in the neighborhood. What a Dutch Fields home is worth also depends on what it's competing against across Midway and the wider Heber Valley, because that's the comparison set its buyers are shopping. You can see what's on the market now on my Dutch Fields homes page.

Start with pricing: price to the most recent Dutch Fields comparable sales — not county-wide headlines — and buyers compete instead of bargain-hunting. Scarcity is this community's defining feature: inventory is limited — rarely more than a couple of homes are on the market at once — so a well-priced home presented well can move fast. A Dutch Fields home is a lifestyle property, not a tract home: the country-craftsman setting, the amenity core, and the Midway valley life are what buyers are paying for, and they have to be marketed as a life, not just listed as square footage. My listings sell for +3.3% above expected because I pair that pricing discipline with honest prep advice (only the repairs and staging that actually pay for themselves) and full marketing exposure for every home. The first step is a real valuation, not an automated guess — get a free home valuation, and I'll review it personally. My full selling approach is on my Sell page.

Know what Dutch Fields ownership actually involves: it's an HOA community, so understand the dues, what the amenities cover, and the community's rules — including anything that governs renting the home out — before you buy. Because the community is built out, nearly everything you'll look at is a resale: one home's updates, systems, and condition can be very different from the next one's on the same street, so a home's actual state matters more than its age. And know the market's rhythm before you shop: inventory is limited — rarely more than a couple of homes are available at once — so the buyers who land the good ones are usually fully prepared — pre-approved, watching closely, and ready to move when the right home surfaces. Get fully pre-approved before you tour, because well-priced homes here don't sit and wait. Browse current Dutch Fields listings, and read why buyers work with me.

Commissions are negotiable — there is no fixed standard rate, and anyone who tells you otherwise is wrong. Traditionally the seller pays a commission at closing, taken out of the sale proceeds rather than paid upfront, and it's split between the listing brokerage and the buyer's brokerage; buyers also sign a written agreement covering their own agent's compensation. What matters is that the full cost is in writing before anyone starts work. I'm happy to walk through exactly what you'd pay and what it covers — no obligation, no pressure.

Because Dutch Fields doesn't sell in a vacuum — its buyers are cross-shopping the whole Heber Valley, from Valais and the rest of Midway to Heber City and the Jordanelle communities, and I've actually closed deals in that market. I've sold homes in Midway — Dutch Fields' own town — and in Heber City, and I keep a second home in this valley, so I know what a Dutch Fields buyer is weighing your home against — because I've sold the alternatives. I also live the second-home rhythm myself, with a cabin in Kamas and a home in this valley, so I understand what the buyers looking here actually optimize for. Any agent can pull the same MLS data I can. What they can't pull is 25+ years of experience — $265M+ sold, 550+ properties closed, and listings that sell for +3.3% above expected — combined with deals done across this valley.

Yes — complex sales are a core part of my practice, not a sideline. If you're an executor selling a home in probate, a trustee liquidating a trust property, or a couple selling during a divorce, I handle the valuation, preparation, and sale with the discretion those situations need, coordinating with your attorney where one is involved. You can read more on my probate, divorce, and trust & estate pages — or just call me at (801) 337-5057 and tell me what you're dealing with.
