In order to show your house and sell it efficiently, you’ll want to provide buyers with as much access as you can. Please consider these three levels of access you can provide. They’re ordered from most convenient for a buyer to least convenient. Remember, your home will be better able to sell if you provide as much access to buyers as possible.


  1. Open Access with a Phone Call (Go & Show)– This means you allow a showing with just a courtesy phone call’s notice (typically this works in conjunction with a lockbox on the door and the property being unoccupied. We gather the showing agent information to keep tabs on who's in and out of the property along with wanting to gather feedback from the potential buyers who have seen your home).


  2. Appointment Only– This works for buyers agents to set up a showing at a particular time and give you advance notice.That way you can prepare the house and be sure you have somewhere else you can go in the meantime. You do not need to be present for the showing as long as we have the lockbox on the property for the buyers agent to access.


  3. Limited Access– This might mean you’re only willing to have your house available on certain days or at certain times of day. In general, this is the most difficult and least flexible way to show your house to potential buyers but we understand that sometimes this is your only option with children, pets and work from home or tenant situations. Sometimes this requires you and/or the tenant to be present for showings, but could also be done via the showing service by blocking off certain times and having a lockbox at the property.


Bottom Line, access can have a big impact on the sale of your house. That's why we recommend responding as quickly as possible to buyers showing requests. (sometimes they come with short notice) When possible, please leave the home during showings.

We use a service called Aligned Showings to simplify the process. This allows you to be notified via email and text to approve or decline requested showing appointments and see the showing schedule on a calendar.

Please whitelist their email address and phone number to ensure we don't miss any potential buyers!




During the listing period, please lock up, or remove from your home, any prescription drugs and valuables such as jewelry, etc. While theft is NOT common, and buyers will be accompanied by an agent, we just want to be safe and safeguard you and your property.
